Industrial Development Trends
Indianapolis is nicknamed “The Crossroads of America” and officially became the state motto in 1937 due to the intersection of US 40 and US 41. These highways have proven to be critical for not only the development of metro Indianapolis but they have proven to be especially critical for industrial development in the region. Manufacturing and logistics/distribution facilities also continue to develop along the four interstates just outside of the I-465 loop.
Manufacturers have committed to roughly $2 billion of investment in central and south-central Indiana facilities within the last twelve months. The automotive industry made over half of the committed investment in the area. Hoosier manufacturing companies have engaged in new ground-up construction, building additions, and interior renovations of existing spaces.
Manufacturers and distribution companies will often look at options to work directly with a contractor or work through a developer. In either situation, Ferguson is glad to play a role. Another trend in the Indy area is the increase in developer-driven speculative pre-cast wall panel buildings. These speculative buildings are designed as a shell space and can range anywhere from 100,000 SF to 1,000,000 SF. This high demand in pre-cast paneling in the Indianapolis area, have to lead pre-cast wall panel manufacturers increasing their production according to ATMI of Greenfield, Indiana.
