When it comes to commercial construction, there are two very popular project delivery methods:
- Design-Bid-Build (Plan-Spec)
- Design-Build
Each is far more complicated than we can capture here, but Design-Bid-Build (or Plan Spec) is a traditional method in which the business owner would hire an architecture/engineering firm to design their vision and a separate construction firm to build it to plan. In contrast, Design-Build construction is a newer form of contracting that merges the design and construction phases of a project together, often with the same company, simplifying the process for the business owner.
Simplicity of the 3 C’s
No matter which construction delivery method you choose, Cost, Communication, and Completion are key variables to the success of your next project. Design-Build simplifies all three and is an attractive option for those who want to minimize the complexity of the project and streamline communication with one key contact.
- Cost: By partnering with a builder during the design phase, they can provide early insights into project cost drivers and potential constructability issues, reducing potential redesign and rebidding delays.
- Communication: A singular point of responsibility reduces potential conflicts and increases collaboration between the designer, the builder, and the owner.
- Completion: With the elimination of a bidding phase, design-build moves straight from the design phase to the construction phase. Additionally, the builder has more flexibility to order long lead items, and start on tasks during the design and estimation stage.
